Instagram is without a doubt, still one of the most powerful platforms for real estate agents to build their brand and community. With that being said, the game has changed and you need to be creative to get results. Gone are the days of posting pictures of your listings!
How to optimise your Instagram account
99% of real estate agents have an Instagram account with at least a few followers, so getting started isn’t hard.
Transition from a personal account to a professional account.
You’ll need to decide between being a creator or business. Most people who are creating content will benefit from a creator profile. In doing so, you’ll gain greater insights into your profile analytics and access to other business features such as the Instagram shop. professional accounts also allow you to add your contact details and a physical address to your profile.
Profile picture
The first impression that your followers will make is on your profile picture. Avoid using action shots and make your facial features really clear. Our advice: Keep it clean and professional.
Bio
Simple is better here. Don’t list out all of your 23 achievements.

Linktr.ee
Underneath your bio, we’d recommend you to include a Linktree. Linktree is a place where you can include all your links to other social media platforms, websites and articles. Linktree is free and you’re behind the times if you don’t have one.
Instagram shop
There are many agents that are now offering multiple services alongside real estate sales. Some agents are selling books, online courses, merch and everything in between. Do you fall into this category? You should create a commerce account.
You’ll need to make this under your Meta Business Manager which controls your Facebook account and Instagram account. You’ll then go to commerce and follow the steps from there.
Posting
The real make or break for instagram results lies with your content. If your content is not up-to-scratch, you simply won’t find results.
Posting consistency
You need to be posting everyday, at least 1 Instagram reel and a few stories.
In an ideal world:
- 1+ reels per day
- Multiple stories (daily updates, sharing your post to story etc)
- 5 photo post per week

- Property tours (10s-15s per video) Shoot up to 5 per house
- A day in the life of your life (1 min in length) Shoot once per week
- Q and A (20-30s) Shoot every day at lunch or when you’re on the move
- Advice for agents (20s-30s) Shoot one in the morning, two in the afternoon
- Customer testimonial videos (20s-30s) ask every customer if you can video them
Some tips
- Ideally you should be posting anywhere from 1-5 videos on Instagram per day (remember Instagram reels are interest based so the more content you produce, the more likely for you to go viral)
- Get someone to video yourself everywhere (property tours, at lunch, in the office, at home)
- Videos should be from 10s to 1m in length.
- Use trending audio
- Use lot’s of hashtags (search up best real estate #’s)
All you need to do is film a video from your phone
You can by all means have a media team produce, edit and post professional clips of you on Tik Tok, but most agents don’t have the budget for that, YET. Start off with just your phone and yourself and colleagues.
Your videos don’t need to be edited. You should however add on trending audio as this tends to increase your chance of people seeing your content.
